How a Door Assembly Is Supposed to Work

A locking door is five parts working together: the leaf, the hinges, the frame, the latch or bolt, and the strike. The lock is only one of them, and it is the part least likely to be at fault. When a homeowner says the lock is broken, the fault is in one of the other four maybe three times in four.

The test that separates them takes ten seconds. Open the door and throw the deadbolt into open air. If it moves smoothly and fully, the lock is fine. Now close the door and throw it again. If it now needs force, or you have to lift the door or lean on it, the lock is still fine and the fault is geometry — the bolt and the hole in the strike are no longer in the same place.

Why the geometry drifts

Three causes, all ordinary. Hinges sag, because the top hinge carries the most load and its screws are usually short enough to grip only the jamb rather than the framing behind it. Frames move with humidity, and this coast has a wide seasonal swing that pushes timber around noticeably between summer and winter. And houses settle, slowly and permanently, which is why an exterior door in a twenty-year-old home rarely sits exactly where it did when it was hung.

Strikes, Screws and the Cheapest Real Upgrade

The strike plate is the small metal plate on the frame that the bolt lands in, and on most homes it is held by two short screws that reach nothing but the jamb trim. That jamb is typically three quarters of an inch of soft pine, and it is the actual security of the door. The bolt could be made of tungsten and it would not matter.

Replacing those short screws with three-inch screws that reach the framing stud behind the jamb takes about five minutes and transforms how much force the door will take. Fitting a longer strike plate that spans several inches of jamb spreads that load further. Between them these two changes cost very little and are the most worthwhile thing most homeowners can do to an exterior door.

Adjusting a strike properly

When a bolt is catching, the temptation is to enlarge the strike hole with whatever is to hand. Done badly that leaves the bolt rattling in an oversized opening with nothing solid to bear against, which is worse than the original problem. The correct approach is to find out how far off the bolt is and in which direction — lipstick or a marker on the bolt end shows exactly where it lands — then move or re-cut the strike by that amount, and fill the old fixing holes so the new screws bite fresh timber.

Choosing Hardware That Survives This Climate

Residential door hardware is graded, and the grades mean something specific: they describe how many operating cycles the hardware survived under test and how much force it took before failure. The lowest residential grade is adequate for an interior door and marginal for a front door used many times a day. Stepping up one grade on exterior entries roughly doubles the working life, and the price gap is smaller than most people assume.

Finish is not a cosmetic decision here

Within a few miles of salt water, finish choice determines how long the hardware lasts. Lacquered brass looks excellent for a season and then the lacquer breaks down and the brass beneath corrodes unevenly. Stainless steel of a marine grade handles it. Powder-coated and PVD finishes hold up far better than plated ones. If a house has a covered porch, everything lasts longer; a west-facing door with no overhang is the hardest position on the building.

Handlesets, levers and knobs

Levers are easier to use, required in many accessible layouts, and they loosen faster because a long handle applies more leverage to the spindle and the rose fixings. Knobs are more durable for the same reason. A handleset with a separate thumb-latch and deadbolt above it is the common front-door arrangement, and its usual failure point is the thumb-latch linkage rather than either lock.

Hinges, Sag and Doors That Have Stopped Closing

A door that drags on the threshold or leaves a wedge-shaped gap at the top of the frame has sagged, and the fix is almost always at the top hinge. Take out the longest screw in the top hinge, replace it with a three-inch screw driven into the framing stud, and drive it home firmly — this pulls the top of the door back toward the hinge side and lifts the latch edge. It is startling how often that single screw fixes a door somebody was about to replace.

Where the hinge screw holes have been stripped by repeated tightening, the holes need filling with timber and re-drilling rather than being packed with anything soft. A stripped hinge screw that has been re-tightened four times has no wood left to hold, and the fifth tightening does nothing at all.

Security hinges are worth mentioning on outward-opening doors, which are common on garage service entries here. If the hinge knuckles are on the outside, the hinge pins are reachable, and a set-screw hinge or a pair of hinge studs closes that gap without replacing the door.

Sliders, Storm Doors and the Other Ways In

A patio slider is often the least secure opening in a house and the one people think about least. The factory latch on most sliders is a light hook into a thin keeper, and the bigger weakness is vertical: a slider that has worn rollers can be lifted in its track far enough to come out of the frame. Adjusting the rollers so the panel sits low in the track, and fitting a bar or a track lock, addresses both problems.

Storm doors and screen doors have their own hardware, usually a light latch and a closer with an adjustable sweep. They are not security devices and should not be treated as one, but a storm door on an exposed entry protects the main door's hardware from wind-driven rain and materially extends its life — which is a real benefit even though it is not a security one.

French doors bring their own habit of trouble. The inactive leaf is held by flush bolts top and bottom, and when those bolts drift out of alignment the active leaf's deadbolt has nothing solid to lock into. If a pair of doors has become springy in the middle, check the flush bolts before assuming the main lock has failed.

Interior Doors, Privacy Locks and Small Jobs

Bathroom and bedroom privacy sets have an emergency release on the outside — a small hole taking a thin tool, or a slot for a coin. That is deliberate, and it is what lets a parent open a bathroom door with a toddler behind it. It also means a privacy lock is not a security lock, which sometimes surprises people who use one on a home office.

Where a room genuinely needs to be locked, a keyed knob or lever is the usual answer, with the important caveat that any room a person could be inside must remain openable from the inside without a key. Interior cabinet, closet and cupboard locks are a separate small category that we fit routinely and that nobody else seems to want to drive out for.

Door closers on interior doors are mostly about a garage-to-house door, which building practice generally wants self-closing. If your garage door hangs open, the closer has usually lost its fluid or its arm has been adjusted to nothing, and both are quick corrections.

Weatherstripping, Thresholds and the Slow Damage Nobody Sees

The parts of a door that keep weather out are also the parts that keep the hardware alive, and they are almost never inspected until they fail visibly. A door sweep that has hardened and cracked lets wind-driven rain reach the threshold and the bottom of the frame, and on an exposed entry here that water sits against the jamb foot until it rots or corrodes.

Compression weatherstrip around the frame does a second job people miss: it holds the closed door lightly against the stop, which keeps the latch loaded in a consistent position. When that strip flattens with age, the door sits a few millimetres differently, and a deadbolt that used to throw freely starts catching. Replacing worn weatherstrip sometimes fixes a lock complaint outright.

Thresholds and adjustable sills

Most exterior doors fitted in the last few decades have an adjustable sill — a strip with screws that raises or lowers the sealing surface. If daylight shows under a closed door, that adjustment is usually the fix, and it takes a screwdriver. Raising it too far makes the door drag and forces the latch upward, which is a common self-inflicted cause of a door that suddenly will not close cleanly.

Where to look for early trouble

Run a hand around a closed exterior door on a windy day. Anywhere you feel air, water gets in during a storm. Check the bottom corners of the frame for softness, check the hinge screws for movement, and look at the underside of the door edge for swelling. All three are cheap to correct early and expensive once the frame is involved.

Door Hardware Questions

I have to lift the door to lock the deadbolt. Is the lock failing?
No — the lock is almost certainly fine. Throw the bolt with the door open; if it moves freely, the fault is that the bolt and strike no longer line up. That is a hinge or strike adjustment, and forcing it every day is what eventually shears the bolt.
What is the single best security upgrade for a front door?
Three-inch screws through the strike plate into the framing stud behind the jamb, and a longer strike plate to spread the load. Forced doors fail at the frame far more often than at the lock, and this is inexpensive and takes minutes.
My lever handle has started drooping.
The rose fixings have worked loose, which is normal on levers because they apply more leverage than a knob. It is usually a quick repair if the parts are all present. Worth doing promptly, because a drooping lever stops the latch springing fully and the door can appear latched when it is not.
Which finish lasts longest near the water?
Marine-grade stainless, then powder-coated or PVD finishes. Lacquered brass is the shortest-lived on an exposed entry because the lacquer breaks down and the metal beneath corrodes unevenly. A porch roof or overhang extends the life of any finish considerably.
Can you fit hardware I already bought?
Yes, routinely. We will check the backset, bore and door thickness against what you have, and tell you before starting if the door needs preparation. If the item genuinely will not suit the door we will say so rather than fit it and let it fail.
My patio slider feels loose in its track.
Worn rollers. A slider that has dropped can often be lifted clear of its frame entirely, which matters more than the latch does. Adjusting or replacing the rollers so the panel sits low in the track, plus a bar or track lock, deals with both the lift and the latch.
